Cromwell Planning Board Sets August 18 Hearing on State Housing Law Compliance

Cromwell Planning and Zoning schedules August 18 public hearing on state housing law zoning update. The commission unanimously voted at its June 30 special meeting to advance application number 2621, a text amendment to bring town zoning regulations into compliance with Connecticut Public Act 25-1, the 2025 housing growth law enacted as House Bill 8002. Town Planner Andrew Armstrong said only one correction remains in the draft, replacing "ground floor" with "first floor" in section 4.3.0.8, after outside legal review by attorney Peter Olson was completed.

The August 18 date was chosen to allow 30-day referral notices to the River COG and the Capitol Region Council of Governments. The commission also canceled its July 7 regular meeting after determining that a pending facade review for two Habitat for Humanity modular homes on Lower Main Street does not require a formal vote under the downtown district regulation, which assigns zoning approval authority to the town planner rather than the commission.
